There is usually an agreement between the home seller and their mortgage holder
whereby the mortgage holder agrees to accept the lesser amount than what is
owed.
Despite the bad reputation of short sales, a number of buyers are
actually interested in short sales. They call and say that they
are interested in buying a short sale.
In other situations a buyer falls in love with a home and decides to wait for
the short sale to be considered by the lender. This often happens with unique
properties.
In one situation we helped a couple short sell a property with a 10 stable
horse barn. The property was perfectly setup for horses. Now, this wouldn't
matter to someone who doesn't own horses.
But, it was perfect for this buyer and they agreed to wait out the short sale
process in the hope of their offer being accepted. Other buyers are interested
in good deals.
They know that a short sale can represent a good buy compared to other
properties. Yes, short sales do attract fewer buyers than non short sale
properties.
But, at the end of the day we can work around that issue and still
successfully short sell your home. Every short sale property we have listed for
sale did receive an offer from a buyer.
If you must sell your home and you owe more than it is worth, then a short sale
