Columbus OH – Buyers often ask us how they can
make the short sale process go faster. It is a common complaint.
Here is an example of the email we often receive. "I am trying to buy a
short sale. It has been 4 months and we have heard nothing except that we are
now on our 2nd negotiator, still with no contact from them.
I am getting very frustrated. Is there anything I can do on my end to try to
push the process along, or is it all up to the agent?”

Unfortunately, there is little the buyer can do to speed up the process. It is
up to whoever the seller or their realtor is using to negotiate the short sale
with the bank.
If they don't know what they are doing, then you are better off looking for
another home to buy. But, here is what I recommend that agent's working with
the bank do to speed up the process.
1. Call the bank once or twice a week. Be the squeaky wheel.
Your requests will be handled faster. Your file will be placed at the front of
the line. Your file will be the first one that gets worked on.
2. Ask for more information. "Why is the file being held up? Who else
needs to approve it? Why is the process taking so long? Who is going to lose
money because of the delay? Who owns the loan?"
That is what the seller's agent should be asking the bank. Now, what would
happen if you started doing these same things to the person negotiating the
short sale?
Yes, your file would be placed at the front of the line. You would get specific
answers to your questions. You would know whether or not you should wait or go
look for another home. Thinking about a short sale?

Our services have not been reviewed or endorsed by the government or your
lender. Most lenders willingly work with agents on short sales. Why?
Because most short sales are beneficial to a lender. If you accept our offer to
help you on a short sale, your lender may not agree to a short sale or to
modify your loan. We do offer a loan modification kit.
However, the likelihood of negotiating a modification is like everything else
in life. It takes work and persistence to convince your lender to modify your
loan. No matter what you or we do, your lender may not approve a loan
modification.
We do not recommend that you stop paying your mortgage, because this will cause
damage to your credit and could cause you to lose your home. Because we know
avoiding foreclosure is so important to any homeowner, we recommend that you
speak with the appropriate legal or tax advisor before making any decision.
This is not intended as legal, technical, or tax advice. Please speak with a
licensed professional before making any decision. Information is deemed reliable
but not guaranteed as of the date of writing.
You have the option to reject a short sale or loan modification from your
lender if it does not meet your approval. If you decide not to go thru with the
short sale, then you do not have to pay us our fee. We normally make a real
estate sales commission for helping you on a short sale.
